Transfer duty and first-home concessions
Stamp duty in New South Wales or Queensland — what is the difference?
On a first home, up to $19,665 across the three prices below — and almost all of that gap is the first-home concession rather than the rates.
Same house, both states
| Price | New South Wales · first home | Queensland · first home | Difference |
|---|---|---|---|
| $600,000 | $365 | $2,452 | $2,086 |
| $750,000 | $365 | $16,537 | $16,172 |
| $900,000 | $17,708 | $37,373 | $19,665 |
And without first-home relief
| Price | New South Wales · next home | Queensland · next home | Difference |
|---|---|---|---|
| $600,000 | $21,552 | $22,477 | $924 |
| $750,000 | $28,302 | $29,925 | $1,623 |
| $900,000 | $35,052 | $37,373 | $2,321 |
What the two tables say
The first-home gap swings by $17,579 across these three prices ($2,086, $16,172, $19,665), while the next-home gap moves far less ($924, $1,623, $2,321). Concession policy is what makes the first-home figure volatile — who qualifies, up to what price, and how fast it tapers. The underlying scales differ too, and by more than people expect: even with no relief on either side, these two are $924 to $2,321 apart.
Both columns are computed by the same engine the calculator runs, on the 2026–27 scales, for a citizen or permanent resident buying an established home. Registration fees are included; legal fees, inspections and any foreign purchaser surcharge are not.
