What these numbers are, and what they are not.
Every figure here is an estimate produced by a published rule. None of it is advice about your situation.
This is general information, not advice
Nothing on this site is personal financial, taxation, legal or migration advice. It does not take your circumstances into account, because it does not know them — it knows only the answers you typed. Consider your own position and, where it matters, get advice from someone licensed to give it.
We are not a registered tax agent, financial adviser, migration agent or conveyancer, and using this site does not create a professional relationship of any kind.
Estimates, not assessments
These calculators apply published rates to the figures you give them. They cannot see anything you have not told them — other income, offsets, debts, exemptions, concessions, prior-year positions or your actual assessment. A real assessment from the ATO, a state revenue office or the IRD may differ, and theirs is the one that counts.
Rates change, and dates matter
Every rate is dated to the page that publishes it, and those pages are on the sources list so you can check them yourself. Rules change, sometimes mid-year and sometimes retrospectively. A figure that was right when it was verified can be out of date by the time you read it. Where a figure cannot be verified, it is withheld rather than guessed.
Property figures in particular
Stamp duty estimates cover transfer duty, the first-home concession where it applies, and registration fees. They do not include legal fees, searches, inspections, lenders’ mortgage insurance, adjustments at settlement, or any surcharge or concession outside the modelled rules. Treat the total as one line in a settlement statement, not the statement.
If you find something wrong
Please tell us — a wrong figure is a bug, and it is treated like one. Report an error.
