Transfer duty and first-home concessions

Stamp duty in New South Wales or South Australia — what is the difference?

On a first home, up to $42,437 across the three prices below — and almost all of that gap is the first-home concession rather than the rates.

Same house, both states

PriceNew South Wales · first homeSouth Australia · first homeDifference
$600,000 $365 $32,977 $32,612
$750,000 $365 $42,802 $42,437
$900,000 $17,708 $52,627 $34,919

And without first-home relief

PriceNew South Wales · next homeSouth Australia · next homeDifference
$600,000 $21,552 $32,977 $11,425
$750,000 $28,302 $42,802 $14,500
$900,000 $35,052 $52,627 $17,575

What the two tables say

The first-home gap swings by $9,825 across these three prices ($32,612, $42,437, $34,919), while the next-home gap moves far less ($11,425, $14,500, $17,575). Concession policy is what makes the first-home figure volatile — who qualifies, up to what price, and how fast it tapers. The underlying scales differ too, and by more than people expect: even with no relief on either side, these two are $11,425 to $17,575 apart.

Both columns are computed by the same engine the calculator runs, on the 2026–27 scales, for a citizen or permanent resident buying an established home. Registration fees are included; legal fees, inspections and any foreign purchaser surcharge are not.

What this rests on

Every figure above comes from one of these records. This list is generated from them, so it cannot fall out of step with the calculator.
