Transfer duty and first-home concessions
Stamp duty in New South Wales or Western Australia — what is the difference?
On a first home, up to $24,460 across the three prices below — and almost all of that gap is the first-home concession rather than the rates.
Same house, both states
| Price | New South Wales · first home | Western Australia · first home | Difference |
|---|---|---|---|
| $600,000 | $365 | $560 | $195 |
| $750,000 | $365 | $24,825 | $24,460 |
| $900,000 | $17,708 | $38,086 | $20,378 |
And without first-home relief
| Price | New South Wales · next home | Western Australia · next home | Difference |
|---|---|---|---|
| $600,000 | $21,552 | $23,075 | $1,523 |
| $750,000 | $28,302 | $30,341 | $2,039 |
| $900,000 | $35,052 | $38,086 | $3,034 |
What the two tables say
The first-home gap swings by $24,265 across these three prices ($195, $24,460, $20,378), while the next-home gap moves far less ($1,523, $2,039, $3,034). Concession policy is what makes the first-home figure volatile — who qualifies, up to what price, and how fast it tapers. The underlying scales differ too, and by more than people expect: even with no relief on either side, these two are $1,523 to $3,034 apart.
Both columns are computed by the same engine the calculator runs, on the 2026–27 scales, for a citizen or permanent resident buying an established home. Registration fees are included; legal fees, inspections and any foreign purchaser surcharge are not.
