Where the concession runs out

The Northern Territory’s only transfer duty relief for a home buyer is the house and land package exemption, which an established home cannot claim at any price. A Territory home owner discount also existed, worth up to $18,601 below a $650,000 threshold. It is still printed as section 89AAB of the Act, which makes it look current, but section 88A caps the whole Division at conveyances first executed on or before 30 June 2021 — so it has been closed for five years and is not applied here. It is worth knowing for one group only: section 89AAB(3) lets the Commissioner reassess duty out of time in order to grant it, so someone who bought between 8 February 2019 and 30 June 2021 and never claimed it can still ask the Territory Revenue Office. The jurisdictions differ sharply here, and it is the single largest reason the same house costs different money in different places — not the rates, the relief.

What this does not include

Legal fees, inspections, lender charges and any foreign purchaser surcharge. It does include the $362 of registration fees, which are routinely omitted elsewhere.
