At three prices
| Purchase price | Duty before concession | Concession | At settlement |
|---|---|---|---|
| $600,000 | $26,830 | — | $32,977 |
| $750,000 | $35,080 | — | $42,802 |
| $900,000 | $43,330 | — | $52,627 |
Computed by the same engine the calculator runs, on the 2026–27 scale, for a citizen or permanent resident buying an established home.
Where the concession runs out
South Australia removes the duty entirely at any price, but only on a new home or on vacant land you will build on. An established home attracts full duty. The jurisdictions differ sharply here, and it is the single largest reason the same house costs different money in different places — not the rates, the relief.
What this does not include
Legal fees, inspections, lender charges and any foreign purchaser surcharge. It does include the $7,722 of registration fees, which are routinely omitted elsewhere.
