Where the concession runs out
Tasmania's first home exemption for established homes ended on 30 June 2026 and has not been replaced. There is no transfer duty relief for a first home buyer in Tasmania on this year's rules. The jurisdictions differ sharply here, and it is the single largest reason the same house costs different money in different places — not the rates, the relief.

Legal fees, inspections, lender charges and any foreign purchaser surcharge. It does include the $424.34 of registration fees, which are routinely omitted elsewhere.
